Flexible co-working space designed for freelancers, remote workers and small business owners who want a professional environment without the commitment of a full-time office.
Whether you need a desk for the day, a few days each month or a regular workspace away from the kitchen table, HB Workspaces offers a comfortable and productive setting with WiFi, utilities, confidential waste disposal, morning coffee and shared facilities included. Prices starting from £22 per day, and rates for monthly/annual permanent desks, including access to the meeting room.
Members will also receive invitations to community networking and charity events hosted throughout the year, helping you connect with other local businesses and become part of a growing professional community at 295 Hesketh Lane.
Private Offices/Work Rooms/Therapy Rooms
Room 1
We offer three private rooms starting at £450 per month or £104 per week, ideally designed for small to medium-sized businesses, accommodating 1 to 3 individuals. Located on the first floor, these rooms provide convenient access to shared restroom and kitchen facilities. For pricing inquiries, please contact us. Flexible leasing options are available. Each room is secure, newly decorated, and comes with complete Wi-Fi access and personalised login credentials. Rooms can be personalised with the help of our maintenance manager. We also have white oblong desks if the oak L shape is not suitable.

Rooms 2 and 3 are positioned at the front of the building and can be customised with branded vinyls in the windows upon request (please inquire for pricing).
Room 2
Room 2 is on the front of the building and the windows can be branded if you wish for an extra charge. In the room at present there is a large oak desk with one office chair and a small round for 3, There is also a built in book shelf in this room. Which is really nice. 6 plug sockets, lockable door, wifi and bright room.

Available for rental on a full-day/half-day or hourly basis based on your requirements. Special rates are offered for recurring bookings.
